In Dubai, windows are where most of the heat gets in. Rooms that face the afternoon sun become hard to cool, furniture and floors fade, and glare makes screens hard to read. Replacing windows with high-performance glazing solves this, but it's expensive, disruptive and often not allowed in apartments. Window film is the alternative most homeowners and tenants look at first. Here's how it compares, and how to choose the right film.
What is window film?
Window film, also called window tinting, is a thin multi-layer polyester film applied to the inside of existing glass. Depending on the type, it rejects solar heat, blocks ultraviolet light, cuts glare or adds privacy, without replacing the glass or frames.
Note: this guide is about home and office windows. We don't tint cars.

The main types of window film
Heat-rejection (solar control) film
The most popular choice in Dubai. It reflects or absorbs a large share of the sun's heat before it enters the room, and good films can reduce heat gain by up to 78%. That means cooler rooms and less work for the air conditioning. Modern films come in light shades, so you don't need a dark tint to get strong heat rejection.
UV-protection film
Quality films block up to 99% of ultraviolet rays, which cause furniture, flooring, artwork and curtains to fade. Most heat-rejection films include UV protection as standard.
Privacy film
- Frosted film: blurs the view in both directions and lets light through. Ideal for bathrooms, ground-floor windows and glass partitions.
- One-way (reflective) film: gives daytime privacy with a mirror look from outside. At night, when the lights are on inside, the effect reverses and people can see in, so pair it with curtains or blinds.
- Decorative film: patterns, gradients and frosted designs for glass doors and offices.
Anti-glare film for offices
Reduces sun glare on screens and meeting-room glass, making workspaces more comfortable while keeping natural light.
Window film vs window replacement
Choose window film if:
- Your windows are in good condition, and the problem is heat, glare, UV or privacy
- You live in an apartment where replacing windows isn't allowed
- You want results in a day, without construction
- You want a lower upfront cost, with savings on cooling
Choose replacement if:
- Frames are damaged, leaking or letting in dust and noise
- Seals on double glazing have failed and the glass is misting
- You need better sound insulation, which film won't give you
Choosing the right film for your home
- West- and south-facing rooms: prioritise heat rejection
- Rooms with artwork, wooden floors or expensive furniture: make sure UV blocking is high
- Bathrooms and street-facing rooms: frosted film for privacy day and night
- Home offices and TV rooms: anti-glare with good light transmission
- Villas with large glass areas: a light heat-rejection film keeps the view and the light
Also check your building's rules before you choose. Some communities and towers restrict reflective or dark films that change how the facade looks from outside.
How window film is installed
- We survey the windows, check glass type and measure
- The glass is deep-cleaned
- The film is cut to size and applied to the inside of the glass
- Water and air are squeegeed out, and the film cures over the following days
A light haze or small water pockets in the first days are normal while the film cures. Avoid cleaning the film for the first week.

Does window tinting really reduce heat?
Yes. Heat-rejection film is designed to stop a large share of solar heat entering the room, which is why it's so common in the UAE.
Will film make my rooms dark?
Not necessarily. Many heat-rejection films are light or nearly clear. You choose how much visible light to let in.
Can window film be removed?
